Functional. Plain. Forgettable.

The CMA math is real — 6 comps pulled from MLS, condition adjustments calculated, list price defensible. EstiMate did its job out of the box. But look at it through the Thompsons' eyes. No agent photo. No brokerage name. No phone they can text. They've already met with 2 other agents this week — one showed up with a polished Cloud CMA, the other with a Canva deck. Yours is the plainest of the three. Let's fix that next. Headshot, brokerage, license #, phone — 90 seconds. Every future listing presentation you build will auto-apply it.

Why we adjusted this comp This sold home was fully renovated in 2023 — new kitchen, updated baths, refinished hardwoods. The Thompson home has original 1994 finishes in great shape. Buyers in this price range expect updated kitchens, so we adjust this comp down by $26k to reflect the renovation gap. Your home\'s adjusted value from this comp: $649k.

Win this listing.

The Thompsons have met 3 agents this week. Two showed up with generic CMAs and "comps within 1 mile." Yours doesn't have to look like that. One feature changes which agent they sign with.

Your unfair advantage

Show the Thompsons exactly why each comp matters.

When the Thompsons see "Comp #3 sold for $675k," they'll wonder "why is mine only $649k?" When they see a photo of the comp's renovated kitchen with your note "their kitchen was fully updated in 2023 — yours is original 1994," they think "he actually walked the comps." That's why they sign with you.

19/ Budget Fit · save the deal Dose 3
Karen\'s quote was $3,200 over budget. This is the email she gets.
When you enable Budget Fit on a quote, the proposal email includes a tuner link. One click opens the Design Studio with Karen\'s project pre-loaded and all prices visible — she adjusts finishes, removes optional items, and the total recalculates live. The Design Studio handles the rest.

Phoenix kitchen estimate · adjust to fit your budget

Karen —

Your CMA + listing presentation is ready. Full scope comes in at $649,000.

I know you mentioned budget was a factor. I built this quote with the Budget Fit tool turned on — that means you can open the quote in our design studio with all prices visible, and adjust finishes or remove optional items until the number fits.

Click below — it opens to your project with everything you\'ve picked already saved. No spreadsheets, no back-and-forth. Just tune it.

What clicking that button does:
1
Opens the Design Studio at /studio/?ml={token}
The magic token is unique to Karen\'s project and embedded in the email link. No login, no account — she\'s already verified by being the person who opened the email.
2
Backend hot-loads Karen\'s full project state
Rooms, scope items, tier selections, photos, room renders — everything Karen saw when she first designed her kitchen is restored. The Studio calls vision_lead_load with her token and applies the saved state via applyApexFile().
3
Flow phase switches to priced · all prices now visible
In the original design pass, prices were hidden (so she didn\'t self-eliminate). Now the same studio she designed in becomes the tuner — every line shows price, every tier shows delta, the total updates live.
4
Karen tunes. The Studio captures everything. You approve the diff.
When she submits her adjusted scope, the Studio sends the diff to your dashboard. You see exactly what changed and one-click approve, counter, or call.
The Design Studio (the real tool) already exists and already handles this entire flow — magic-link routing, state rehydration, priced-mode toggle, render selection, and Karen\'s tuning experience. EstiMate\'s only job here is sending the right email with the right link.
